Who is BODYCORP ?


BODYCORP Proprietary Limited commenced operation in 1998. BODYCORP is a professional Body Corporate Management company which specialises in managing all bodies corporate.

Our aim is to ensure our members receive excellent service at competitive rates.

What does BODYCORP do ?


We professionally manage properties in compliance with the Subdivision (Body Corporate) Regulations 2001. All our direct staff and subcontractors are fully trained in all aspects of Body Corporate Management.

Our team includes a fully qualified Structural Engineer and Registered Building Surveyor who is qualified to attend to all statutory annual Essential Services reports, in compliance with Building Regulations.

We attend to the following:

COMPLIANCE

  • Formalisation of the Body Corporate registration requirements, compliant with the Subdivision (Body Corporate) Regulations 2001;
  • Ensures the Body Corporate acts within The Subdivision Act 1988 and the Subdivision (Body Corporate Regulations 2001);
  • Ensures the Body Corporate complies with Building Rules and Regulations, Council Rules and By-Laws;
  • Ensure members adhere to Body Corporate Rules and seek legal advice as requested by the Body Corporate.

ADMINISTRATION

  • Conduct and organise meetings, documenting minutes for all the Members;
  • Maintain owner and agent database;
  • Attending to any correspondence on behalf of the Body Corporate;
  • Liaise with maintenance companies, subcontractors, rental agents, service providers, local council, and any other authorities;
  • Ensure care-takers are efficient and cost effective;
  • Provide advice and assistance with enquiries on any Body Corporate matter (include maintenance plans, sinking funds and levies);
  • Inspect and report on property’s condition required.
  • Ensure all forms are correctly administered in accordance with the Subdivision Act 1988 and the Subdivision (Body Corporate Regulations 2001)

ACCOUNTING

  • Full services provided. Our accounting procedures exceed industry standards;
  • Prepare annual budgets;
  • Payment of costs and expenses;
  • Collection of any outstanding monies when required;
  • Provide financial reports to the Body Corporate;
  • Banking and management of contributions from members;
  • Prepare BAS/GST statements, collect & disburse GST;
  • Prepare annual tax returns on behalf of the Body Corporate;
  • Establish bank account on behalf of the Body Corporate.

INSURANCE

  • We comply with the FSRA (Financial Services Reform Act) and can arrange Insurance for and on behalf of the Body Corporate. We are proficient in the procedures and practice of all insurance requirements.
  • Ensure periodic insurance valuations are undertaken when requested
  • Ensure appropriate insurance claims are submitted and followed up accordingly;
  • Offer the most competitive insurance rates through our specialist Body Corporate Insurers.


SINKING FUND

  • BODYCORP recommends a “Sinking Fund” be formed, which takes a small proportion of each body corporate member’s funds to be set aside to accumulate. These funds are set aside for the purpose of covering future capital expenditure/works.


PROFESSIONAL INDEMNITY INSURANCE

  • BODYCORP Pty. Ltd. complies with the Subdivision (Body Corporate) Regulations 2001 for Professional Indemnity Insurance.


MEETING FACILITIES

  • Full services provided. AGM meetings are held at our offices. We do not charge a fee for using our facilities. If committee’s wish to hold other meetings during the year, this may be arranged separately with any fees applicable in accordance with the Body Corporate Management Agreement.
  • We provide the most up to date meeting facilities in house at our Coburg office, with refreshments and other comforts provided to meet the needs of each meeting.
  • We can cater for up to 80 people whilst the larger body corporate meeting may be held at hired venues appropriate for the size and location of the body corporate.
